What's the Difference Between Custom, Semi-Custom, and Tract Home Builders

When you're picturing your future home in Anchorage or the Mat-Su Valley, one of the first real decisions you'll face is what kind of builder to work with. It's worth understanding the differences before you get too far down the road, because that choice shapes just about everything that comes after it.
Falcon is a true custom builder, but we aren't for everyone. Here's a look at how the three approaches compare.
Custom Builders:
A custom builder designs your home from the ground up, working closely with you and your design team to make sure the finished home reflects your tastes, fits how you live, and works with the specific piece of land you're building on.
Benefits:
Design flexibility. You're not using an existing plan. The home gets built around you.
Fits your site. The home is designed to work with your land's topography, privacy, views, wind, sunlight and road approach instead of putting a prepackaged home there regardless of these considerations.
Quality. Custom builders make their reputation on the ability to execute unique visions and build homes that endure. As a custom home builder, Falcon builds with a set of standards that Alaska has refined for us over the past 30 years.
Considerations:
Longer build time. The design process takes time, and a true custom home is a home being built just once, which is less efficient then a subdivision development of tract-homes. From starting the design to moving in, you can expect it to take 12-18 months.
More decisions. Some people love this part. Others find it a burden. Our in-house design team does the heavy lifting here, but there are still more decision to make!
Semi-Custom Builders:
Semi-custom builders start with one of their pre-packaged home plans and allow you tailor them somewhat — finishes, cabinetry, flooring, sometimes small layout changes. You won't get a fully custom home, but you'll get more personalization than you'd find buying something already built.
Benefits:
Faster build time. Pre-designed plans move quicker.
Simpler decision-making. Fewer choices can be a relief if the full custom process sounds overwhelming.
Considerations:
Limited flexibility. The floor plan is mostly set. If you've got specific needs or a lot selection you want to design around, this can become a problem.
Tract Home Builders:
Tract home builders put up many homes within the same development, often starting construction before there's a buyer. You may get to pick a floor plan and perhaps some paint colors, but very few modifications are allowed.
Benefits:
Move-in ready. Since they build with or without buyers, homes are often available for a quick close.
Model homes. You can usually walk through a completed version of your floor plan before you buy.
Considerations:
Less individuality. Tract developments are built for uniformity, which limits how much you can make the home your own.
Possible tradeoffs in quality. Standardized materials and methods can affect how the home holds up.
Smaller lots. You'll likely be closer to your neighbors that you might wish.
Quality. Production is meant to be inexpensive, and therefore the product quality will be base grade.
So Which One Is Right?
Honestly, it depends on your goals, your timeline and your budget — and there's no single right answer.
If you already own land you love and have a clear sense of how you want to live in your home, custom can be worth the extra time. If you'd rather be moved in sooner and can work within an existing plan, a semi-custom or tract home might serve you better.
